How it works

Four steps from order to CPA-ready report

  1. Pick a speed

Standard, Express or Rush. Pay securely through Stripe.

  2. Send photos

The intake page opens right after payment: address, inside and outside photos, and any major changes.

  3. We allocate

We separate land, 5-year personal property, 15-year land improvements and the 27.5-year building.

  4. Your CPA books it

You get the report. Your CPA reviews it and books depreciation. We don't file the return.

Built for you if

  • You own one single-family rental (Airbnb, Vrbo or long-term)
  • You know the purchase price and placed-in-service date
  • It's typical size: under about $500,000 basis and 4,000 sq ft, no guest house
  • It's a rental, not your primary home
  • You have income to offset now: for example an STR you materially participate in that meets the short-term rental exception, real estate professional status, or other passive income
  • You have a CPA who will book the return

Skip this if

  • It's a duplex or multi-family
  • It's unusually large, luxury or multi-structure (ask for a quote)
  • You need an on-site inspection or a PE stamp
  • It's your primary residence, or you use it personally more than the greater of 14 days or 10% of rental days
  • You're a high-income long-term rental owner with no passive income and not a real estate professional (losses are usually carried forward)
  • You plan to sell soon (depreciation recapture)
  • You want a guaranteed tax-savings number

State note: some states, including Indiana and California, don't follow federal bonus depreciation; the state benefit is spread out instead.

Who prepares the report

Built by rental operators, for rental owners

Reports are prepared by Malachi Greb of Elite Properties LLC, Evansville, Indiana. We operate furnished single-family rentals. Traditional cost-seg pricing didn't make sense on ordinary rental houses, so we standardized the report around that one property type: no travel, no sales call, no contingency fee.

Method: your records, public information and your photographs. Remote nationwide.

Placeholder for Malachi: add a 2-3 sentence bio here (background, how many studies issued, anything verifiable). Nothing is filled in until you provide it.
FAQ

Questions owners ask

What do I receive?

The same Elite Remote Cost Seg Report at every tier: executive summary, cost-basis reconciliation, 5-year / 15-year / 27.5-year allocation, component and quantity schedules, MACRS treatment and estimated first-year depreciation, methodology and a photo appendix. You pay for turnaround, not a different report.

How fast is the report?

The clock starts when the photo checklist is complete, not when the card is charged. Standard 7 days. Express 3 days. Rush 1 business day, subject to availability.

Will my CPA use this?

Your CPA decides. Forward the CPA packet before you pay. If we deliver the report and your CPA won't use the file, we refund the fee when they say so in writing.

Do you guarantee tax savings or stamp the study?

No. We don't guarantee savings, hold a cost-seg engineering certification, issue a PE stamp, file the return, or provide audit defense. Your CPA owns tax treatment.

Does this work for an Airbnb or a house already in service?

Yes, if it's a single-family rental. Qualifying 5-year and 15-year property acquired after January 19, 2025 may be eligible for 100% bonus depreciation. The acquisition date follows the written binding contract: a contract signed on or before January 19, 2025 generally gets the prior phase-down (40% if placed in service in 2025, 20% in 2026). The 27.5-year building portion isn't bonus-eligible. If the house was already in service, your CPA decides whether Form 3115 applies. We flag the dates. We don't file Form 3115. Bonus dates explained.

Can the deduction offset my other income?

Possibly. Rentals are passive by default, so losses usually offset only passive income. Two common exceptions:

  • The short-term rental exception. Run your own Airbnb? If your average guest stay is 7 days or less (or 30 or less with significant personal services) and you materially participate, the IRS doesn't treat it as a passive rental, so depreciation from this report may offset W-2 or business income. Material participation often means more than 100 logged hours and at least as much as anyone else, including your cleaner or manager.
  • Real estate professional status. On a joint return, one spouse can meet the professional tests alone (more than 750 hours, and more than half of their personal services in all trades or businesses, in real property trades or businesses in which they materially participate). If the rentals are also materially participated in (both spouses' hours count for that), the couple's rental losses may offset the other spouse's wages.

Both are tested every year. Limits still apply, including at-risk rules and the excess business loss limit (ยง461(l)). We give your CPA the depreciation schedule; they decide how it applies. See who qualifies.

Who qualifies?

Owners who can use the deduction now benefit most: a short-term rental under the short-term rental exception in which the owner materially participates, a real estate professional (or spouse of one), or an owner with other passive income. Owners of a primary home, owners selling soon, and high-income long-term rental owners with no passive income often see little current benefit. Read the full guide.

What photos do you need?

Dedicated shots, not one picture of the front. Outside: driveway, walks, patio or deck, porch or awning, fence, pool, retaining walls, plus all four sides and a street view. Inside: every room, then close-ups of cabinets, counters, flooring, fixtures and appliances. The intake page after payment has the full list.

Why $495 instead of an engineering study?

This is one typical SFR, remote and standardized. No travel, no sales call, no site inspection. Skip it if there's little income to absorb the deduction, land is most of the price, the house has almost no short-life pieces, or your CPA won't use a remote file.

Why do you ask for my name and email before checkout?

So we can tie your payment to your house and help if checkout is interrupted. You can also skip it and go straight to Stripe.

Know the scope. The Elite Remote Cost Seg Report is a remote cost-segregation analysis of one single-family rental, prepared from property records and owner photographs for your CPA to review. Elite Properties LLC does not prepare tax returns, give tax or legal advice, provide a CPA opinion, perform an on-site engineering inspection, hold cost-seg engineering certifications, issue a PE stamp, guarantee tax savings, or provide audit defense. Example figures come from issued studies and are not a quote or a prediction for your property. Calculator results are illustrations only. Your CPA decides tax treatment.
